Why this matters

What lenders look for in a Manitoba cottage.

Four-season vs seasonal

Winterized cottages with year-round road access qualify with more lenders and smaller down payments than seasonal cabins.

Down payment

Qualifying four-season second homes can be financed with as little as 5% down through insured programs; seasonal cabins usually need 20% or more.

Water, septic and heat

Lenders check the water source, septic or holding tank, heating system and foundation.

Leased land

Cottages on leased land, such as in provincial or national parks, have extra lender rules about the lease term.

Using your home equity

A HELOC or refinance on your Winnipeg home can fund some or all of a cottage purchase.

Why choose us

Who we help

Winnipeg families buying a cottage at Gimli, Grand Beach, Victoria Beach, Lac du Bonnet, Falcon Lake, West Hawk Lake or elsewhere in Manitoba cottage country. Owners who want to use equity in their home to buy a cabin. Buyers who plan to rent their cottage out part of the year.

Recreational property is one of the areas where lender rules vary the most. Poupe checks how each lender treats the property type, access, water and any rental use, then structures the purchase, often combining a cottage mortgage with equity from your primary home.

When it applies

Signs you need a cottage financing specialist

The cabin is seasonal or water-access only

Fewer lenders finance these, and terms vary widely.

The cottage is on leased land

Lenders look closely at how many years are left on the lease.

You want to rent it out

Rental use changes how some lenders classify the property.

You’d like to use your home equity

Combining a HELOC and a cottage mortgage can lower your cash down.

The property needs work

Older cabins may need upgrades before some lenders will fund them.

Good to know

Frequently asked questions about cottages & vacation homes.

Still wondering about something? A quick, no-pressure call clears it up fastest.

For a winterized cottage with year-round access, insured second-home programs can allow as little as 5% down if you qualify. Seasonal cabins, water-access properties and rentals usually need at least 20% down.

A four-season cottage is winterized, heated, has a permanent foundation and year-round road access, so lenders treat it much like a house. A seasonal cabin lacks one or more of those, so fewer lenders finance it and down payments are higher.

Yes. Many buyers use a home equity line of credit or a refinance on their primary home for the down payment or even the full purchase. Poupe can compare that against a separate cottage mortgage.

Sometimes. Lenders want the lease term to extend well beyond the mortgage amortization and may limit the amount they lend. Parks with leased lots, such as Clear Lake in Riding Mountain National Park, need extra review.

Usually, but occasional personal-use rentals and a full-time short-term rental are treated differently. Tell your broker how you plan to use it so the mortgage is set up correctly.
