Often, yes. If the property is mainly a residence and the land isn’t a commercial farming operation, many residential lenders will finance it. Most will only value the home plus a limited amount of land, so large parcels may need a lender that specializes in rural property.

Farm Credit Canada, the Manitoba Agricultural Services Corporation (MASC), credit unions and the agriculture teams at major banks all finance farmland. Residential lenders handle acreages that are primarily a home.

For an acreage financed as a home, down payments can be similar to a regular purchase, starting at 5% for insured mortgages when the property qualifies. Larger parcels, land-only purchases and farm operations usually need 20% or more.

Agricultural lenders will. Most residential lenders focus on your employment or business income and may not count income from the land, which is one reason the right lender matters.

A satisfactory well water test, a working septic system, year-round road access, and an appraisal that supports the value of the house and land. Insurance for the home and outbuildings is also required.
